Emaar Unveils DH200 Billion Dubai Megaproject Set to House 150,000 People

Emaar has revealed plans for a DH200 billion ($55 billion) mixed-use development in Dubai that the company says will eventually house close to 150,000 residents. The developer is describing it as a city within a city, and a full unveiling is expected within days.

Founder Mohamed Alabbar announced the project on 11 June. "What we are about to reveal is our most extraordinary dream yet," he said. Emaar has said the masterplan is intended to become "the city's most iconic urban address."

The development spans roughly 4.5 million square meters and is planned as a single connected district rather than a group of separate projects. It is divided into five zones: a business hub, an urban district, an area aimed at young families, a wider family living zone, and a gated enclave of five- and six-bedroom villas and mansions at the upper end.

Alongside the homes, the masterplan includes residential towers, Grade-A offices, retail and luxury hospitality, as well as schools, healthcare facilities, mosques and cultural venues. Parks, beaches, sports courts, a water park and wellness areas are also part of the plan. Emaar is designing the district around the "20-minute city" principle, with potential Metro connectivity and smart mobility infrastructure so that work, schooling, retail and leisure all sit close to home.

The location has not yet been confirmed, but Emaar says the towers will look out over Burj Khalifa, Burj Al Arab and Palm Jumeirah, placing the project within Dubai's established prime corridor.

Several key details are still to come, including the exact site, the number of units, unit sizes, the phasing schedule and when sales will open. Developments of this size are typically released in stages, and early phases usually carry the lowest pricing of the project's life, which tends to draw strong demand at launch from both end users and investors.
